Hallett Cove homes in demand

Buyers are back in the market with offers made on three of my Hallett Cove listings in the last week.
11 Fairhill Street has a contract signed and are waiting for the cooling off period to finish.
18 Quailo Avenue had an offer from my first day of open inspections, a little bit short of the desired selling price but close and I should be able to close the deal in the next few days.
9 Kurrambi Crescent had three offers from the second weekend of opens. Again I expect that to be finalised in the next few days.

Number 7 in Brock Harcourts

Graham Catt had a huge quarter and earnt the number 7 position from a total of 218 sales agents in Brock Harcourts across South Australia. In a career that started in 2006/2007 with the Rookie of the Year, he has gone from strength to strength through hard work and good service. Repeat and referral business is good recognition of doing a good job.

The Brock Harcourts Quarterly Awards for October to December 2009 were held at the Wine Centre recently and I earnt the Gold Award for Outstanding Sales Performace. This follows the previous quarter with a Bronze Award for Significant Sales Performance.

Happy New Year…

Well that’s belated, but here we are and my first post for the year…what’s the date?
Lovely weather and many new faces at open inspections in the past three weeks or so. But they are in research mode. So not a lot of offers in the new year as yet.
Did sell the Reynella Unit after many weeks of trying, including two other buyers offering good money then cooling off – very frustrating!
That is the ups and downs of real estate sales.

Banks are tightening up their lending criteria

As a result of the Global Financial Crisis Australian Banks are now more cautious in lending money and as a result home purchases with finance clauses are causing headaches to Real Estate Sales Professionals. 2 buyers of mine have really struggled in the last month and one was told that after being pre approved that now they can’t buy. The buyers and sellers are devastated, but we have another buyer so hopefully all will be well in the end.

Hallett Cove property in demand

Recent buyer activity has increased with good numbers through open inspections and multiple offers coming in.
In recent weeks, Hallett Cove properties I sold and have settled including 25 Moor Crescent ($448,000), 15 Quinvale Road ($450,000), 22 Alfonso Drive ($483,000) and 4 Douglas Court ($220,000).
Currently under contract waiting for settlement include 42 Antonia Circuit and 9 Fairhill Street.
And offers under negotiation for 4 Balandra Street and 11 Thermoplyae Crescent.
So for me it’s never been busier.
